Success! Full Planning granted for a General Purpose Agricultural Machinery Building in the Harrogate District

Prism Ag prepared an Agricultural Statement for Planning using appropriate industry calculations to justify that the proposed general purpose agricultural machinery building in the Harrogate Borough Council area, met the essential need of the applicants agricultural trade or business, and the application was submitted using the full planning route. The Local Authority assessed the application, supported by comprehensive evidence and information from the Agricultural Statement for Planning and granted the application, despite multiple unfounded neighbour objections.

This success followed a previous refusal at the farm in 2020 by another agent who proposed a large barn in the middle of an open field, which would have been in a direct line of sight of multiple residential properties, with no access track. The significant lack of evidence submitted with the previous refusal, did not show any justification based upon the applicants existing farm enterprises or for the size of the barn proposed, as it happened once the calculations had been prepared, there was clear justfication that the agricultural building layout was different.

It is often the case that insufficient or omitted information has been submitted by applicants and some agents to prove there is a genuine agricultural trade or business and to justify the floorspace and proposed scale of the building within the application for LPA's to make an informed decision which often leads to refusal.
